The mortgage market moves to purchase

It had to happen eventually. For the first time since December 2019, purchase mortgages represented a higher percentage of closed mortgages than refinances. Purchase mortgages rose to 51% of closed mortgages in June, up from 47% in May, according to the latest origination report from ICE Mortgage Technology (formerly Ellie Mae). Refinances represented 48% of closed loans.

Figure partners with Sagent for mortgage servicing blockchain

Fintech lender Figure Technologies is going full force in to the mortgage lending – and now servicing – blockchain revolution. Just one week after its announcement that it would merge with lender Homebridge Financial Services , the company revealed a partnership with loan servicing software developer Sagent. According to the Tuesday press release, Sagent will power Figure’s mortgage servicing to grow out its blockchain development.

Closing Times Improve; Pull-Through Falls; Rates Keep Rising

Purchase loans finally regained the catbird seat in June, edging out the share of refinance loans by 3 percentage points. ICE Mortgage Technology reports that 51 percent of all mortgages originated during the month were for home purchases. This is the first time since December 2019 that purchases eclipsed refinances in the ICE Origination Insight Report.

Data Shows July 2021 U.S. Foreclosure Activity Declined Slightly

ATTOM has released its July 2021 U.S. Foreclosure Market Report , which shows there were a total of 12,483 U.S. properties with foreclosure filings – default notices, scheduled auctions or bank repossessions – down 4% from a month ago but up 40% from a year ago. Numbers reflect the last month before the government moratorium is lifted. Nationwide one in every 11,009 housing units had a foreclosure filing in July 2021.

Delinquency Rate Fell in May to Lowest Level Since June 2020

CoreLogic ’s monthly Loan Performance Insights Report for May 2021 shows that 4.7% of all mortgages in the U.S. were in some stage of delinquency (30 days or more past due, including those in foreclosure), representing a 2.6% decrease in delinquency compared to May 2020, when it was 7.3%. However, overall delinquencies are above the early 2020, pre-pandemic rate of 3.5%.
