When Zillow first came out, real estate appraisers would often hear “Zillow says my home value is…” This is usually followed by a cringed face and sigh. First off, we think Zillow has done a very good job of distinguishing the most impactful differences in a home’s value. Thank you Zillow!

Gregory and all real estate agents that have had similar experiences have a legitimate problem that they must deal with. Did the seller set the listing price? Was the appraisal based on a realtor’s CMA or area sales and listings? As an appraiser, I could not agree more.
