It’s been on and off the market since 2014, four years after a lengthy construction project there was completed. Most recently, the 2010 build became one of the most expensive homes on the market when it hit the market in early August at the greatly reduced $26 million listing price. And now, the chateau is again up for grabs.

The good news is that people still want to live downtown, with the population at about 95K, a 67% increase since 2010 – quite remarkable growth in a dozen years. There is about 9 months’ available supply (down from 13 the month previous), meaning it would take that long for all existing inventory to sell before needing to be replenished.

And, Seattle’s attempt to force building developers to incorporate more affordable homes within their new residential endeavors yielded only 21 units in 2020 out of a swell of 224 construction projects. Developers opted to pay fees to the city totaling $68M instead, funds that help construct affordable homes in other parts of the city.
