In other words, Fannie Mae does not want you averaging the indicated values from the Sales Comparison Approach, Cost Approach, and Income Approach in order to arrive at an opinion of value. The AMC stated that the lender indicated the appraisal received a high risk score by Fannie Mae. It was unremarkable.
