30-Day Stay: A Medium-Term Strategy For Long-Term Financial Freedom

If you are looking for a tactical investing roadmap on what medium-term rentals are and how to get started right away, 30-Day Stay: The Real Estate Investor’s Guide to Mastering the Medium-Term Rental is the book for you. 

This book was the perfect package with a storyline that nicely flowed as it bounced back and forth between the author’s experiences matched with education and tactical steps.

I picked up the 30-Day Stay as medium-term rentals gain more traction with real estate investors and blend the things I like about short-term rentals (i.e. designing an experience) and long-term rentals (less hassle) together. Unlike other books that are vague and don’t give much “how-to” information, this book actually gave me the tools and data to be able to think about the right market for me and the steps required to be successful. 

Personally, tactical information speaks the most to me. I’m looking for something that can provide me with a roadmap to setting goals and getting the job done. 30-Day Stay delivers on that promise.

Don’t get me wrong, there were plenty of entertaining stories along the way. Authors Zeona McIntyre and Sarah Weaver have completed plenty of deals in the United States while lounging at a resort in Europe. Those stories not only sound relaxing but are inspiring. However, the real selling point is the real numbers shared and other case studies that perfectly detail how the strategy can be executed in the current market and others. 

For example, creative financing is talked about quite a bit. The authors walked through examples of how they were able to use other people’s money to complete transactions and the split that they offered those partners. They didn’t sugarcoat medium-term rentals either. They highlighted how partnering didn’t always work out for them. A lot of times, it’s just better to find your own way into deals. Tips, tricks, and stories are mixed throughout, and those extra pieces of information help give additional insight. Bonus points: they included their social media links and websites so that I could dive in deeper, connecting to even more resources. 

Reading this was as if I had two of my girlfriends over for wine. In some investing circles, I’m embarrassed to ask for clarification. The authors write clearly and feel like a helping hand, knowing full well that you’re likely a Rookie in the MTR space. Because of that, I believe this is the best introductory book to medium-term rentals and a must-read for anyone in the space.
