According to a homebuyinginstitute.com article, in February of 2021, there were fewer home for sale than in February 2020. With so few homes available and so many people looking, this is why it's extremely important to be prepared in advance. A mortgage company will not lend more money than the house appraises for.

Some appraisers are submitting reports where they have the listing agent hand-draw the interior walls on copies of the county auditor’s sketch outline. I tested it and spoke with knowledgeable people. I called the chief appraiser of the bank that ordered the appraisal. He said the whole thing is a mess. This is also a no-no.
