AMCs Assuring that the appraiser has the correct contact information for an inspection is very important. Communicating quickly with the lender is an issue with the appraisal process. I don’t see much written about appraisers and emails. I have always had a landline for business calls and a cell phone for personal calls.

I quit making dollar adjustments on form appraisals many years ago, but I always do market conditions adjustments when needed. I appraise a lot of 2-4 units and regularly go to other neighborhoods for comps. I do a lot of estate appraisals, which are not current value. I wrote that blog after 8 years of experience.

Yes, we’re talking about reconsideration of value (ROVs) and revision requests. We recognize that is not always the case, but that is a blog for another day. In 2022, the administration launched the interagency task force on Property Appraisal and Valuation Equity (PAVE).
