Rising insurance costs, ample inventory create a unique market in Southwest Florida

In the nearby metro area of Cape Coral-Fort Myers , active single-family inventory over the previous 90 days averaged 6,500 listings as of March 15, above its March 2020 level of 5,044 listings and approaching its March 2019 level of 7,243 listings. Smith attributes the uptick in inventory to a bump in new listings.

Changing homebuyer expectations are slowing the housing market

It’s not unusual for a little jump in new listings in September. Buyers early in 2023 had slightly lower rates than now and were optimistic that mortgage rates would go lower still. This change in buyer expectations is adding to the slowness right now. There are 345,000 single-family homes in the contract pending stage.

The number of buyers has been surprising. The median price of the new listings this week is $399,900. In 2022 there were 418,000.
