I tend to put a similar amount of effort into the communication side for all clients, and like to think that my work product is solid. Never use a lending form (such as a 1004) for estate work. Get the relevant date of value from the client or the client’s attorney. Yes, appraisers do this. Be sure to get it signed.

The market changing again with increasing interest rates, in the inevitable ups and downs of mortgage lending. Trying to use the 2005 URAR form is sometimes like trying to put a square peg in a round hole! Mortgage lending from the 1870s to today. VA is the best lender client. I have always been a glass half full person.
