This is the first time I am writing about mortgage backed securities (MBS) because I hardly ever consider this aspect of the housing ecosystem in my work. But since now even Federal Reserve members are discussing the pros and cons of MBS, this is a good time to give you my take. The 10-year yield has been in a downtrend since 1981, and so have mortgage rates, so the MBS market hasn’t eve been a focus of mine.

Forbearance exits are speeding up

Servicers’ forbearance portfolio volume dropped yet again , this time falling 11 basis points to 3.76% in the period ending July 4, according to a survey from the Mortgage Bankers Association. . It’s the 19th straight week of forbearance decreases. The MBA estimates that 1.9 million homeowners are currently in forbearance plans. The share of Fannie Mae and Freddie Mac loans in forbearance decreased eight basis points to 1.91%, and Ginnie Mae loans decreased a staggering 32 basis points

For many Hispanics, homeownership built on family support

Hispanic homeowners are more likely to have adult relatives currently living with them — and are more likely to have lived with relatives themselves, prior to buying their home. Per a recent Redfin study of 1,500 homeowners, 52% of current Hispanic homeowners have at some point lived with family or friends without paying rent to save money for future housing costs — against only 39% of Black homeowners and 38% of white homeowners.

Better.com to acquire UK-based digital mortgage brokerage

Venture capital-backed mortgage lender Better.com is going international. The company, which is expected to go public later this year, has agreed to acquire United Kingdom-based digital mortgage brokerage Trussle. Terms of the deal were not disclosed, but the Financial Times reported that SoftBank -backed Better bought Trussle for a “cut-price,” one that values the mortgage brokerage at just $9 million.

Forbearances See Largest Improvement to Date; Rates Still on a Fence

There was, as expected, a huge improvement in the number of forbearance plans during the week ended July 6. Black Knight reports that the number of homeowners in plans dropped by 189,000. This brought the total to 1.86 million, 3.5 percent of all active mortgages. This is the first time the total has dropped below 2 million since April 2020. The decline came following quarterly servicer reviews of the large volume of borrowers who entered.
