The Goodwin: Newest Belltown Condo Uniquely Positioned for the Modern Buyer

Belltown – like the rest of Seattle – is slowly on the rebound. Businesses are reopening, lines are forming outside popular weekend brunch spots and new living options are taking hold.

The Goodwin is the newest Belltown residential choice that is uniquely positioned for the modern buyer. Constructed in 2010 with high standards, the concrete-and-steel, eight-story structure was first opened as an apartment until owners decided to convert each unit and open as a condo later this year. It’s believed to be the first such conversion in Seattle since 2008.

Located on 1st Avenue and Bell Street, The Goodwin is a low-maintenance, boutique condo with fine features in each updated, generously sized unit and walls of windows. Six of the 34 units offer large, private terraces with stunning city and water views.

Long ago, Belltown’s 1st and 2nd avenues were known as Film Row. Film houses and film-exchange studios – where theater managers came to preview films before they would appear in their cinemas – were in this part of the city. The Goodwin’s namesake pays tribute to Hannibal Winston Goodwin, the inventor of transparent film. His patented method for making flexible roll film out of a nitro-cellulous base was used in the earliest motion-picture viewers.

Now, The Goodwin is ready for its closeup. People are not only purchasing a quality condo, but they are also buying into a vibe that is all Belltown. It’s in between Queen Anne and Capitol Hill both in terms of geography and lifestyle. The neighborhood offers top-notch restaurants, trendy bars and clubs, and it is within walking distance to the waterfront, downtown and Seattle Center (including the new concert-and-sports arena opening in the fall).

This condo is ideal for both first-time buyers and second-home owners seeking a city pied-à-terre. Units feature quartz countertops, modern cabinetry, Miele stainless appliances and Maytag washer/dryers, as well as vinyl plank flooring and large, back-lit bathroom mirrors.

The “02” stack features the biggest and best that The Goodwin has to offer. On floors four and above, the units are a just-shy 1100 sq. ft. with two bedrooms, two bathrooms and a list price in the range of $1.26 million and $1.46 million. One-bed homes start at just under $500,000 and rise to $1.3 million on the top floor, which features epic 16-foot ceilings. (All other floors have conventional 8-foot heights.)

Homeowners dues are still to be determined. They will cover common areas and services in the building, such as a small library/waiting room on the ground floor, building maintenance, earthquake insurance, water/sewer/gas and a rooftop area with grilling stations, firepits and killer Northeast-facing views (pictured, courtesy The Goodwin).

Parking is provided to most of the one-bedroom units and to all two-bed homes. There are a handful of storage units that will be available for purchase on a first-come basis. The building does not offer amenities such as a fitness center, guest suite or 24/7 concierge.

While most homeowners near downtown are on the hook to pay for a local investment tax to pay for the ongoing waterfront upgrades, developers of The Goodwin are covering the unofficial $53,680 levy for all owners.

A home can be yours today. It begins with a $5000 refundable deposit to hold one and then plan your move-in for as soon as late summer. There are still plenty of units available and I am here to help!
